We are currently recruiting for an experienced Facilities Manager to join a leading internationally listed real estate business. This is a broad facilities management role covering maintenance, tenancy issues, contract renewal and safety.
Engineering/maintenance
Stabilise and develop good practices, working habits and technical know-how in PM team
Review the SOP annually and revise the procedure to improve the efficiency when needed.
Initiate good energy and water savings practices.
Obtaining quotations, preparation of PRs for repairs, purchasing of parts & materials, replacement works
Inspection of MEP systems, services, monitor the performance and operation efficiency of the systems. Make proposal to change / modify to improve the operations, maintainability
Provide advice to tenants on electrical, water meter application, maintainability of tenant's equipment like FCUs, VAVs, lifting pumps, electrical isolators etc
Tenancy issues
To study the root cause of all M & E issues and work towards resolving it.
Ensure all term contracts are renewed promptly
Enforcement & compliance of house rules (esp on recalcitrant contractors e.g. noisy works)
Review Security Agency achievement of KPIs/ tasks on weekly basis eg. deployment of resources (as per contract), reports on guard check points.
Crisis Mgt
Prepare, review & practice the Crisis Mgt plans (e.g. SARs, fire, death, bomb threat) every quarter.
Maintain a updated registry of key personnel contact list (for PM staff) & Tenants' emergency contact list in the FCC
